Most homes are built with a vented crawl space.
Most building science experts agree that constructing a vented crawlspace in a humid climate is a bad idea. Venting a crawlspace introduces exterior, humid air and leads to the wetting of building materials. Add to this humid condition, low ambient light and stagnant air, and you have a breeding ground for mold and even unwanted critters.
Crawlspaces should be treated like mini basements they should be sealed and “encapsulated” like any other conditioned space.
Crawlspace encapsulation by Ensign includes the following steps:
- Clean all building material with fungicide/disinfectant to kill excitant mold and mildew.
- Treat all building material with anti-microbial (mold inhibitor) to help prevent future contamination.
- Apply reinforced ground cover (vapor barrier) and seal to foundation walls.
- Insulate foundation walls.
- Seal crawlspace vents.
- Install supply vent to a conditioned air.
- Install dehumidifier
The result of this process is cleaner, healthier air in your home, improved energy efficiency, clean space fit for storage. Additionally, it decreases the likely hood of problems with rodents and other pest. |
